My dear Doctor,
I am in receipt of your favor of 14th inst. & note contents. I enclose herewith Draft for one hundred & fifty Dollars being a portion of the sum mentioned by you. I think we can get along without selling any investments. I am sending you this on Arcade a/c [account]. I have a little more on hand but must keep it to prepare for 1/2 yearly interest on the Canada Life mtge [mortgage] which falls due on 27th inst. By the early part of June however I think I can remit you the balance of the $300 asked.
After $1250 received on the 2nd dividend from Davidson I sent you $350 & the balance was invested as follows;
Mtge Wm Oliver $400
Int 7% half yearly;
Mtge Wm Smith $550
Int 6 1/2 % half yearly
which was a slight over investment & can be made up out of interest from investments.
The Arcade continues in the usual way. We are losing a few small tenants & getting others so that it is fully as well rented now as ever [sic]--I think if we could arrange for electric light (Incandescent) in the dark office in Arcade it would pay. As soon as the Company arrange to keep light going all day I will see about it.
The Hamilton Assoc'n [sic] have not yet done anything definite. If they desire more accomodation [sic] I was going to see what we could do to giving it by throwing in the Caretaker's rooms as he only occupies one. Gallagher & I have not closed but he will come to our terms I think. $500 was what we offered before and I recollect your saying that you thought now it ought to be $600. If I can arrange a lease at $550 for five years on favourable terms as to upper Hall, however, I suppose I had better do it.
Mrs. McQuesten & the children are all well I believe. I suppose you know Mr. Fletcher has been made a D.D. [Doctor of Divinity?] by Knox College. Let me know your change of address when it occurs because I expect to be passing through Newyork [sic] in the end of June & would call on you. If there are any commissions you want executed let me know in time.
I enclose a statement re Arcade to date along with Draft. I trust you will soon find an opportunity such as you require. Meantime Believe [sic] me
